Mr. Ramon Cuervo explaining the Code of Ethics to the participants.

The proposed Code of Ethics for Real Estate Practice is about to be finalized.

We in the industry have been eager for these guidelines to be finalized for about three years now. The delay has been on several issues and concerns. Basically , it was about the formation of the AIPO. And, I hope and pray, that this too will be resolved soon.

However, not having a finalized Code of Ethics, dully approved and adopted by the AIPO and the Real Estate Practitioners, is not an excuse for one, who is a Professional in not behaving as one.

Ethical Behavior is intrinsic, essential and part of being a Professional. One who has no education, training, and upbringing knows far to well the difference of Good and Evil. For the ” Law of GOD is written in the hearts of man”.. Do Good and avoid evil, is a basic truth for all Men, everywhere and at all times in history.

Our hearts know what is right and what is wrong. Our conscience, the ” voice” of GOD  in us, tells us this.. Our conscience ” speaks ” to us. But unfortunately, a person may develop what is called a deformed conscience . Here, one acts wrongly, but thinks he is right. We also use the term ” wrong conscience” in Pilipino – ” walang concencia” .. It is a derogatory remark..  Not to have a conscience . There are also other types of disordered consciences, like that of a “callous” conscience and the other extreme is to have a scrupulous conscience, when on judges something to be ” bad” but in reality is not.

To help us form our conscience  well, we have our parents who, being our first teachers, gives us the proper upbringing. We go to school for our Education and we have, Norms, customs, Traditions, and Our Cultural Heritage, that guides us in our day to day behavior in terms of Courtesy, Urbanity, and Conduct.

We also have the Law of GOD, and our  National Laws. The Constitution, Civil Code and other more explicit laws like, Republic Acts. In our case in the practice  of Real Estate Service, we have the RESA LAW as our guide.

Therefore, one must make no excuse, in not being Ethical , just because the Code of Ethics has not yet been finalized. We need not look to far, it is our promise, and covenant, when we did our Oath as Professionals, that we shall adhere and obey the Laws, Regulations, directives and promulgations in relation to the practice of our profession.

Professional Ethics and High Standards of Practice, is a sure path to our success, prestige and gives meaning to our work. Gives Joy and Happiness in what we do. Ethical Behavior puts the ” spice, light, and purpose” in our Services.

Doing what is right will always be profitable in the long run. To be Fair and Just will always be rewarding. To be professionals of Value will translate to the Wealth of a Good Name..

As the old saying goes..” Honesty is the Best Policy” . Yes! this is so true. Because, to be Honest, one gains Trust and Confidence form clients and customers. The Happy and satisfied customer , will refer other clients, talk well so you, recommend you as an outstanding Professional. And, in doing so, your good name will grow and multiply…thus gain Value, Worth and Prestige.

Aside from being Ethical, a Professional, needs Competence, Industriousness, Diligence , Persistence, Patience, and many other Virtues, so as to be successful in the profession of Real Estate Service.

In our next article and write -up, we shall come up with specific situations, that some real estate brokers practice that are not in keeping to sound, Ethical standards. This way we can try of avoid these “bad habits ” and improve the way we carry out our work as Professionals.
